Petaluma DAT29The East End NodesNode 5: Leghorn MarketplaceAlthough many of the residents of the East End’snortheastern neighborhoods experience higher thanaverage housing cost burden and other types of socialvulnerability, they also already live within a 15-minutewalk of an existing mixed-use center called LeghornMarketplace. As a model for the type of developmentwe would like to see in all the nodes, this center onlylacks affordable housing as a program element. It hasa grocery store, several restaurants, and is adjacent toa public playground. The dental office being among thecurrently vacant buildings, a re-leasing strategy shouldfocus on health and human service functions. Pedestrianaccess to the center is currently challenging; redesigningSonoma Mountain Parkway as a greenway wouldcertainly improve that.Node 4: Lucchesi ParkThis is one of three nodes where the DAT team haddifficulty finding an appropriate development site, but asmany of the residents of these East End neighborhoodsalso experiences higher than average housing costburden and other types of social vulnerability, we believesome equitable development would have great publicbenefit here as well. Not wanting to displace housing orschools, we opted in this case to associate a mixed-usenode with an existing public park. First, we identifiedthe Boys & Girls Club of Petaluma on Maria Drive apotential non-profit partner. The Boys & Girls Clubheadquarters building occupies a large site; it could beredeveloped as a multi-story mixed use and affordablehousing site with the Boys & Girls Club receivingupgraded facilities and becoming party to the building’sownership. Further development opportunity couldinclude the facilities around the Petaluma AmericanLittle League field and a mixed-use development onN. McDowell Boulevard possibly associated with thePetaluma Community Center and East Side FarmersMarket.Node 5: Leghorn MarketplaceNode 4: Lucchesi Park
