are special conditions which will affect the viability of the project, e.g.
contaminated land, asbestos in existing buildings.

highways/access conditions.

Establish whether an environmental impact study will be

Consultations, approvals and consents

List the authorities or bodies that may need to be contacted and
identify particular officers’ names, addresses, phone numbers,
etc.
1.5.8.2 Review relevant legislation to identify potential constraints to
development.
1.5.8.3 Obtain access to the text of Acts, Statutory Instruments and
Approved Documents or Approved Codes of Practice, and study
them carefully.

Make a preliminary assessment of the necessary consents,
applications and relevant procedures.
Check all information scrupulously; do not make assumptions. Consult
the relevant authorities yourself and obtain or confirm their advice in
writing.

an existing building, the local authority building control
department might be sympathetic to dispensations under
Building Regulations.
