Stage 1 > Preparation and Brief
• Ordnance Survey maps, site and/or building survey drawings
• documents referring to local history of site, plus possibly the
political and social context, etc.
• environmental data, such as weather records, maps of the area,
environmental studies, contaminated land investigations
• notes, sketches and photographs made during initial visits
• contributions, information and recommendations from
consultants and specialists if they have been appointed
• agreed Building Information Modelling (BIM) strategy.
If procurement is through design and build for a contractor client,
include the Employer’s Requirements as issued to tenderers.

Brief
Collate information from the cost consultant, other consultants
and specialists.
1.5.2.2 Develop the client’s requirements into an Initial Project Brief, or
assist the client in developing an Initial Project Brief.
Preparation of the Initial Project Brief is the most important task
undertaken during Stage 1 and the time required to prepare it will
depend on the complexity of the project.
When preparing the Initial Project Brief, it is necessary to consider:
• the project’s spatial requirements
• the desired Project Outcomes, which may be derived following
Feedback from earlier and similar projects
• the site/context, and
• the budget.
1.5.2.3 Develop the Project Objectives, including Quality Objectives
and Project Outcomes, risk profile, Sustainability Aspirations,
Project Budget, other parameters or constraints.
1.5.2.4 Undertake site appraisals and collate Site Information, including
building surveys.
