6D (FM) BIM
For many clients, their facilities management (FM) teams find 6D to be
the most innovative and useful aspect of BIM. By harnessing the data in
the model, the client will have a powerful tool for managing their assets.
The principal means of achieving this is by adding data to the model as
the project develops. For example, if the doors are specified descriptively
then the performance data will be contained in the model at the outset;
however, this will be replaced by the prescriptive data once the actual
door to be used has been agreed. The door data tag will also contain
information on the ironmongery and the maintenance information in
relation to the door and each element contained in it. So, for example,
if a trolley damages a door in a back-of-house corridor, the FM team
will be able to use the model to ascertain the supplier of the damaged
kick plate to order a new one and to use the supplier’s operating data to
repair the overhead door closer.
At a more strategic level, the 6D model might be used to hold energy
performance data and be used as part of a data-driven Post-occupancy
Evaluation (Soft Landings) process.

for specialists and the appointment of an information manager.
This is fundamentally a role required for projects where BIM is to
be implemented.

of the Regulations at the earliest opportunity. It is good practice to
generate a standard letter that is always sent out with your first client
correspondence.
