7.1
Core Objectives
This is a new stage, not previously part of the RIBA Plan of
Work. It covers the life of the building after handover up to
its eventual demolition, a period when the architect and the
project team (the client aside, where the client is the end user)
are not traditionally involved. However, with an emphasis on
using the BIM model to assist in maintenance of the building,
its mechanical and electrical systems and the components of
which it is constituted, the architect and other designers can play
a role. Such activity will also enable better measurement of key
performance indicators in use, with consequent benefits for the
development of future buildings. It is thus a potential benefit to
the profession and to the property and construction industries as
a whole.
As such it feeds back to Stage 0, where data from existing
buildings can be used to inform the briefing process for their
refurbishment and alteration, or indeed for development of
other new projects.
The RIBA Plan of Work 2013 states that the activities in this stage
are to undertake In Use services in accordance with the Schedule
of Services.
While it is likely that many of the handover duties will be
completed during Stage 6, prior to conclusion of the Building
Contract, certain activities may be required or necessary
afterwards. These should be confirmed in the relevant Schedule
of Services.

7.2.1
Procurement
Activities to be carried out in Stage 7 should be identified as an
additional service as early as possible, ideally at the outset of the
project and agreement of the Schedule of Services.
