Stage 4 > Technical Design
4.1
Core Objectives
In Stage 4 the design team further develops the Stage 3
Developed Design in sufficient detail for tendering and
construction/assembly activities on site. If design activities are to
be undertaken by specialists or subcontractors then the design
will need to be developed to a level that allows for this and the
design team may have obligations to check this information or
respond to Design Queries as set out in the Design Responsibility
Matrix. The lead designer and other designers may have duties
to review this design information and to ensure that the design
work is integrated with the coordinated design. By the end of the
stage all aspects of the design will have been completed, apart
from minor queries arising from site during the construction
stage. The Design Responsibility Matrix will set out how the key
design interfaces will be managed.
Using the design coordinated during Stage 3, the designers
should now be able to work with a degree of autonomy. The
lead designer will provide input to certain aspects, including the
review of each designer’s work.
The Technical Design will include the required construction
details, choice of materials and standards of workmanship. The
client may be expected to contribute information or comments
on finishes, furnishings and equipment. Design work by
consultants and specialists must be coordinated, and relevant
information passed to the CDM coordinator for inclusion in the
pre-construction information and the Health and Safety Plan.
Generally at Stage 4 the Developed Design is translated into
precise technical instructions sufficient to allow for pricing
and for construction of the proposed works. This information
will normally be conveyed by means of written descriptions,
drawings and schedules.
Design and build procurement
In design and build procurement with an employer client, the
design will be developed to the level of detail previously agreed.
It is unusual for the employer client to require Technical Design
services as part of the Employer’s Requirements. However,
some exploratory detail design is often necessary before the
Employer’s Requirements can be finished.
