3.5.8.1
Consultations, approvals and consents
Hold further meetings with statutory bodies as necessary.
3.5.8.2 Continue discussions with the building control and fire
authorities over matters where overall design could be
fundamentally affected, such as compartmentation, atrium
design, fire resistance of elements, escape routes, smoke lobbies
and active systems, e.g. sprinklers.
3.5.8.3 Consult insurers, as appropriate, regarding the application of
codes of practice or design guides relating to fire safety which
might have design implications, such as compartmentation,
atrium design, fire resistance of elements, and active systems,
e.g. sprinklers.
3.5.8.4 Check health and safety legislation requirements likely to
affect detailed planning. Continue to cooperate with the CDM
coordinator and other designers over design implications of
the pre-construction information required under the CDM
Regulations.
3.5.8.5 Continue checks with relevant authorities for highways,
drainage, water, gas, electricity supplies, etc.
3.5.8.6 Consult further with user clients, third parties and adjoining
owners, if authorised.
If instructed, issue party wall notices as soon as the proposals are
sufficiently finalised, on behalf of the client.
Consultations with users or third parties, and for party wall matters, do
not form part of the Services under the RIBA Standard Agreement 2010
(2012 revision) unless identified under Part 3 ‘Other Services,’ but note
items 8 and 12.
3.5.8.7 Check whether necessary third party consents are being
obtained.
