and the stage(s) when any conditions attached to a planning consent will be
addressed. This will vary depending on the nature of the planning consent, the
conditions imposed, the type of project and the contractual relationships. This
task bar also takes into account the length of time required to conclude any
conditions attached to the planning consent prior to construction commencing.
On some projects these may need to be resolved prior to the building contract
being let, whereas on others, such as a conservation project, they may continue
to be discharged during construction. The Project Programme should make
these durations clear, as well as the period required by the planning authority
to consider any application.
The Suggested Key Support Tasks task bar sets out activities required to achieve
the Sustainability Aspirations – particularly reduced carbon emissions related to
the building – and those required to embed Building Information Modelling (BIM)
into the process. It also sets out key tasks in relation to statutory requirements,
such as those relating to Building Regulations submissions, project and design
management protocols, roles and responsibilities, and construction health and
safety, and ensures that the team is properly assembled and that buildability,
health and safety, logistics and other construction considerations are considered
early in the process. This is achieved through preparation of the Project Execution
Plan and Construction Strategy.
In the book, the activities relating to Suggested Key Support Tasks are set out
under the following headings:
• Information required
• Brief
• Appointment
• Client
• Project team
• General matters (i.e. those not covered under other headings)
• Inspections/tests
• Consultations, approvals and consents
• Cost planning.
Throughout the book, activities related to BIM are highlighted in the margin.
The Sustainability Checkpoints section sets out those activities previously listed
in the Green Overlay to the RIBA Outline Plan of Work (2011). In the RIBA Plan of Work
2013 it is selectable and can be ‘switched‘ on or off when compiling a project- or
practice-specific Plan of Work, but the activities are all noted in this book.
The Information Exchanges task bar schedules the outputs for the stage, and
the UK Government Information Exchanges task bar notes the specific data
drop points for public procurement work. This task bar is selectable and can be
switched on or off in a bespoke project- or practice-specific Plan of Work.
