Failure to agree party wall awards can lead to delays to the start of work
on site. Establish at an early stage whether notices under the Party Wall
etc. Act 1996 will be needed.
Consultations with users or some third parties do not form part of the
Services under the RIBA Standard Agreement 2010 (2012 revision) unless
identified under Part 3 ‘Other Services’. Services in connection with party
wall matters form part of the Services under the conditions of the RIBA
Standard Agreement 2010 (2012 revision).
Outline planning submission and pre-application planning consultation
(item 10) as well as submissions to and negotiations with landlords,
freeholders, etc. form part of the Services under the RIBA Standard
Agreement 2010 (2012 revision). If further services are required when
applying for outline planning permission, these must be identified under
Part 3 ‘Other Services’.
2.5.8.7 Submit applications for necessary approvals or consents
required from third parties if instructed by the client.
Applications for outline planning permission and approval of landlords,
funders, etc. do not form part of the Services under the RIBA Standard
Agreement 2010 (2012 revision) unless identified under Part 3 ‘Other
Services’.

Cost planning
2.5.9.1
Review the Cost Information.
Provide information to the cost consultant for the initial cost
plan and cash flow projection (or prepare an approximation of
construction cost if appointed to do so).
2.5.9.2 Compare the initial cost plan and cash flow forecast with the
latest approved cost.
2.5.9.3 Discuss with the design team and the client the effect of major
design decisions on the allocations within the cost plan before
they are taken.
An increase in cost of one element, e.g. for a sophisticated external wall
cladding system, may require corresponding savings in other areas,
such as the mechanical services installation. Changes in the initial cost
plan may require adjustment of the budget and fees, and these changes
should be agreed with the client.
