Out of Hours Service
Cleaver Property Management offers an out-ofhours service for maintenance emergencies. This
service is free of charge to all our clients and is
available to use when our office is closed, 365
days a year, including Christmas day.
The service is provided by Adiuvo, an ARMA
partner. We can provide Adiuvo with a list of
preferred contractors for your site, who they will
always try as first priority. Adiuvo then provides
a report to Cleaver Property Management which
includes a detailed timeline of events and any
action they have taken. The next working day
the relevant Property Manager reviews the report
and follows up any actions required.
Section 20
Cleaver Property Management ensure
compliance with the Section 20 of the Landlord
and Tenant Act 1985 by following set
consultation procedures for major works. You
can find examples of Section 20 Projects on the

Cleaver Property Management charge an
additional fee for handling major works and long
term agreements. We can meet you on site
before putting together a formal proposal for
you, should you wish to discuss any major works
that you would wish us to undertake as part of
our management.
