Riverstone’s “Value in Choice” fee structure option provides you with 昀氀exibility on how
much Membership Fee and Deferred Fee you want to pay. The Options are there to provide
a choice which suits each buyer’s individual 昀椀nancial circumstances and preferences.
4.
Will the quality of the development be maintained?
Riverstone hasn’t just built Riverstone Kensington, we will also run it with your best
interests in mind. Rest assured, we want to maintain the quality of amenities and
services to the same high level as the day you moved in. We want to provide our
residents with the highest quality of amenities in London. Retirement living as it should
be. The Deferred Fee contribution covers the cost of major capital works, refurbishment
and improvements to the buildings and amenities at our Riverstone locations.

Can I buy an apartment for a family member?
Of course. We recognise that some people might want to buy apartments for their family
members and our lease allows this. A family member would need to provide details of
at least one person aged 65 or over who will live in the apartment. We call these people
“designated occupiers” in our lease.

What steps do I need to follow when buying a Riverstone apartment?
Our client advisors will be available to explain the di昀昀erent stages of buying a
Riverstone apartment. From the initial appointment, a tour of the residence, joining us
for an event of your choosing, meeting residents, and 昀椀nally choosing an apartment.

Will the Membership Fee increase during my time at Riverstone Kensington?
We understand the importance of residents being con昀椀dent that costs won’t go up
unexpectedly. For this reason, all our Membership Fees have the bene昀椀t of a cap. The
Membership Fee under Option 1 will never increase more than 4% per year and Options
2 and 3 are 昀椀xed for life meaning they will not increase during your time at Riverstone.
