What are the apartment running costs?
You will pay the following ongoing running costs of your apartment:
• Utilities – paid direct to the energy and service providers. Insite Energy is the only
provider of hot water, heating and cooling at Riverstone Kensington via a Combined
Cooling Heat and Power (“CCHP”) system. All residents have to use this.
More information on the CCHP system, Insite Energy’s price lists and customer
agreements are available from our client advisors. Residents are free to choose their
own electricity supplier
• Council Tax – paid direct to The Royal Borough of Kensington & Chelsea local authority
• TV Licence – paid direct to TV Licensing
• Telephone – paid direct to your chosen supplier
• Satellite/cable TV – paid direct to your chosen supplier
• Home contents insurance – paid direct to your chosen insurer
• Annual maintenance and testing of in-apartment heating and comfort cooling systems –
paid direct to Riverstone’s chosen contractor. We will make sure our contractors charge
reasonable rates and also that the inspection takes place at a time which works for you
You need to furnish and decorate your apartment and keep it in good repair. We allow
non-structural works within the apartment but we will need to approve any works before
you start. We also need to approve the contractors you intend to use. Our on-site team
can provide a list of pre-approved contractors and will be available to help arrange any
works you wish to carry out.
Do I have to pay a ground rent?
We do not charge any ground rent.
Is parking and storage available?
Residents can rent secure underground parking spaces and storage units on 12-month
licences. We do not have enough parking spaces and storage units for every resident.
The annual fee for a car parking space at Riverstone Kensington is £3,750 per year
per space.
