Once your offer has been accepted, your real estate advisor will now need to guide you through several next
steps. You must follow a list of specific contingency dates, locally called critical dates.
Next steps
Deposit the required funds for earnest and option funds to the title company within three calendar days. You will employ an
inspector of your choice by visiting the state website or asking for a list of inspectors that the brokerage clients have used
previously. The title company and your advisor will be helping you follow all other commitments and critical dates in the
purchase agreement. Your real estate advisor is here by your side, helping you through each one of these contingencies all
the way to the day of closing and beyond.
Closing
Before closing, you will inspect your home before signing the documents with the title company. For any agreed-upon repairs,
you will receive the paid receipts for the work, plus you can have your inspector come back before you sign on the dotted line.
Closing will either take place in person or will be done through mobility or through our notarization portal, as our world is
getting smaller and more global, so being present is not always possible or necessary.
Possession
Once the title company confirms you are funded, you own your home. The title company will release the keys, codes, and
other documents left for you by the previous owner. remember, this is a general overview, and each home-buying experience
can be unique. It's crucial to work closely with your real estate advisor, mortgage lender, and other professionals involved in
the process to ensure a smooth and successful transaction.
Congratulations, and remember, if this is the personal home you will be occupying, go online to the tax appraisal district and
fill out the request for homestead exemption to save money on your taxes! There are other advantages to being your
homestead. In our Texas history, it all started when the husband went to town and lost the deed to the ranch in the poker
game. That cannot happen today with your homestead!
