Picking the right advisor, whether you are in the market for a starter home, a dream home, or a mansion, has to do with having
the proper knowledge and expertise. not only the market for the market for your particular focus areas but also in all other
aspects of the process.
Your chosen advisor is not merely a facilitator but a strategic partner, leveraging experience and market insight to ensure
that your property acquisition aligns seamlessly with your unique goals and preferences. Matching up personality and area
expertise is essential.
Texas does not offer dual agency. The same person who represents the buyer cannot represent the seller. You will have
received a document that the state requires upon your first substantive conversation with a Texas realtor called ‘Information
about Brokerage services’, which states that all realtors in Texas represent the seller until the buyer hires a real estate advisor
to represent you. Please note that there are provisions where a transaction can be accomplished without appointments of
representation, but only with the broker's permission in intermediary status. Understanding these relationships is very
important so you have someone by your side.
Once you have selected your real estate advisor, the Texas real Estate Commission requires the next step, as all realtors
represent the seller until a buyer hires a realtor. You will need to complete the buyer representation agreement, which
changes the fiduciary relationship of your real estate advisor from the seller to you. Your advisor will keep you informed of all
information and required steps from this point forward, walking you through the process from beginning to end and beyond.
At this point, you will have received an IABs, Information on Brokerage services, and understand the importance of each
step.
