Annual Report 2023-2024-DIGITAL - Flipbook - Page 12
• The parking ramp, which is 20 years old, and was in need of
some repair. With the help of the Foundation, it has been patched,
waterproofed and restriped. Additionally, we installed new
parking bumpers, speed bumps, and additional security cameras.
• We replaced four computerized external doors that were
experiencing both mechanical and software failures. In addition
to four new doors, we also installed a video doorbell on our
Circle Drive door on 42nd Street which allows us to see who
is at the door and unlock it remotely. Once the doors were
installed, we implemented a new building door-lock schedule
to improve building security.
• In coordination with St. Augustin’s Church, the Foundation
and St. Augustin’s jointly purchased 41st Street which
eliminated our yearly lease payments to the city. Soon after
the purchase was completed, the Foundation transferred
ownership of the street to the church. Once we established
ownership, we negotiated a cross-easement agreement with
St. Augustin’s Church to preserve the future cooperation
between the two churches.
• Working with the archives team, the space under the
sanctuary has been cleaned and organized for archives and
storage. The Foundation funded the purchase of archiving
products and materials.
Other Updates:
• Based on the recommendation of the Financial Sustainability
Study Group (FSSG), Building and Grounds has made a
recommendation to establish a capital reserve fund to sustain
an annual infrastructure plan and avoid deferred maintenance.
• The Tri-Conference Ministries of the UCC sold their building
on Douglas Avenue and are renting storage space below the
Sanctuary and a small office on the administrative floor.
• The Insurance Board (where we get our church property
insurance) issued several water and temperature sensors that
we have placed throughout the building which give us alerts
if the temperature goes too high or low, or if water is detected.
• A new Custodial Team phone number has been set up which
enables people to call to report issues they see in the building.
We also have a form that people can fill out to notify us as
well. Both the phone number and a QR code for the form are
displayed on the monitors throughout the building as well as
the weekly bulletins.

• The Lenhart stained glass piece located outside the library
was refurbished by the Stained Glass Store and LED back
lighting installed. Funding was provided by memorial funds.
• Significant cleanup work around the berm area betwen the
parking ramp and St. Augustin’s parking lot was completed to
beautify the space.
• We subscribed to Limble, a Church Maintenance Management
System (CMMS), which will allow us to track Facilities and
Technology assets, manage depreciation, predict life cycle and
maintenance costs, and manage our tasks through work orders.
This will support our efforts to identify and prioritize projects
for 10-year (and beyond) infrastructure plans.
• All windows in the building have been inventoried and a
repair, maintenance, and replacement plan is being developed.
• We are working on new directional signage throughout the
building. These new signs allow us to print the content of
the signs in-house, we can make changes more frequently at a
much lower cost. The funds to produce these signs were
provided by a memorial fund.
