Compared to an historic 2022, total Net Absorption 昀椀gures for 2023
aren’t as stellar. However, we are still sitting high in the green. YTD, we’ve
seen almost 3M SF absorbed in the market, a high number considering
the glut of space that’s been delivered, also good taking into account
economic conditions. That means there is still activity, and thus demand
for this sublease space.
• OPPORTUNISTIC TENANTS CAN CAPITALIZE
This in昀氀ux of sublease space presents a prime opportunity for emerging
industrial tenants in good capital shape. As companies adjust their spatial
needs, prime locations are becoming available for subleasing, often
at reduced rates compared to current market asking rates. This allows
businesses to secure strategic spots previously 昀椀nancially out of reach. By
capitalizing on these openings, tenants can position themselves within
Charleston’s key logistics hub, priming for growth and ef昀椀ciency.
