A Market Poised for
Demand-Led Growth
India aims to enhance logistics e昀케ciency and
stimulate economic growth by addressing
current infrastructural challenges and
strategically expanding warehousing capacity. It is evident that the country has made
substantial investments in modernising its
infrastructure, including railways, roads,
and ports. These enhancements are essential
for facilitating e昀케cient product circulation
and are poised to bene昀椀t the warehouse
industry comprehensively. Consequently, by
investing in modern warehousing facilities
in key locations with robust infrastructure,
investors can capitalise on the opportunities
and unlock the sector’s full potential.
The growth of India’s warehousing
sector is fuelled by several key drivers.
India’s e-commerce market is projected
to reach US$350 billion by 2030, creating
a significant demand for warehouses to
efficiently fulfil online orders. Concurrently, traditional retail is shifting towards
omnichannel strategies, emphasising both
physical stores and online sales, necessitating
additional warehousing capacity to support
integrated ful昀椀lment approaches. The 3PL
sector is also expanding rapidly, leading to
increased reliance on modern warehousing infrastructure for e昀昀ective inventory
management and streamlined operations.
Additionally, the growth in manufacturing
activities and the broader manufacturing
sector is boosting the uptake of established
and e昀케cient warehouses.
Amid a positive outlook driven by India’s
increasing prominence in the global value
chain, a report titled ‘India I&L Outlook
2024’ by CBRE, a multinational commercial
real-estate services and investment provider,
highlights that the leasing demand for highquality warehousing space in India will likely
stay strong throughout 2024. The demand is
focussed on enhancing operational e昀케ciencies,
ensuring safety compliance, and improving
contingency planning, re昀氀ecting the sector’s
robust growth trajectory.
In 2023, there was a remarkable surge in
the demand for industrial and logistics spaces
across major cities in India, with leasing
activity increasing by 8 per cent according to
the CBRE report. This surge was primarily
driven by heightened demand from 3PL
companies. Engineering and manufacturing
昀椀rms also played a signi昀椀cant role, accounting
for 17 percent of the overall leasing activity.
The report highlights that 3PL players
were major contributors, accounting for
45 per cent of the leasing activity. As a
result, the leasing of industrial and logistics
spaces rose to 38.8 million sq ft in 2023
from 36 million sq ft in the previous year.
The outsourcing of supply chain operations
by various sectors such as e-commerce,
retail, and manufacturing to 3PL 昀椀rms was
noted as a key factor. This trend enables
companies to reduce costs, meet storage
requirements, achieve operational 昀氀exibility,
and e昀케ciently manage labour outsourcing
needs, according to the report.
