5.16 Termite Management
Formulate a written termite management strategy, submit the strategy to the Camden Council Project
Manger for review and approval then incorporate the approved strategy in the design.
5.17 Flood
Flood events are a common occurrence in the Camden LGA.
It is preferable that all public buildings are constructed above the Flood Planning Level. However, in
some instances, its location will be determined to accommodate use by members of the public.
As such, all public buildings are required to be designed to accommodate the events of flood that occur
in the location they are to be constructed.
Prior to commencement of the design, clarify the flood events that occur on the site where a public
building is proposed to be located or where it is already located. This is a requirement for work for new
as well as existing buildings.
Specific and current information with relation to flood events can be obtained from Camden Council.
As a minimum, the following will be required to inform the design of a proposed or existing public
building:
− The Flood Planning Level;
− If the location is categorised as a Floodway, Flood Storage or Flood Fringe area;
− Flood Event Data for a 1 in 5, 1 in 20 and 1 in 100 year flood event including the Depth and Velocity of
the flood water at each event; and
− The Flood Event that Camden Council determine the building should be designed for.
Regardless of which flood event requirements the building is being designed to meet, more common
flood events should be considered in the design.
If located within a flood hazard area, a building will be partially or fully inundated by flood water.
The design of a public building in a flood hazard area is required to incorporate:
− strategies to mitigate the affects of flood water; and
− strategies to return the building to operation following a flood event.
Ensure the following in the design and construction documentation for all public buildings identified to be
located in a flood hazard area:
− Design the building with a wet floodproofing strategy which means that the building is designed to be
flooded with water in the event of a flood;
− Design the form of the building to reduce the affect of the velocity of flood water;
− Orient the building to reduce the effect of the velocity of flood water;
− Design the structure of the building to withstand the velocity and hydrostatic forces of flood water;
− Where a building will be inundated, install services for the building as high as possible and ensure
means for servicing these services are accomodated;
− Ensure that water can enter and drain simply and quickly from the building as the flood waters rise and
fall;
− Ensure that materials specified for a building are suitable for and will withstand flood conditions;
