5.10 Openings
Openings include any door, window or similar in the external or internal fabric of the building.
What is not suitable in the design for openings in Public Buildings?
− slide rail or sliding arm door closers
− louvres to a Kitchen or kiosk/canteen
DOORS
Typically all external and internal doors are to be 40 millimetres thick Solid Core Timber Door Leaf in a
Pressed Metal Frame with Galvanised and Paint Finish. Or within a commercial grade aluminium frame.
Ensure the following in the design and construction documentation for doors selections:
− All doors are to be lockable with their own card access, with the exception of doors to Public Toilet
spaces;
− All doors to public toilet spaces are to include an indicator bolt locking mechanism to each individual
toilet cubicle as well as an automatic electronic locking system to each external door that accesses the
space. If there is a single individual door that accesses both a cubicle and is also the external door to
the space, this door is required to have both an indicator bolt and automatic electronic locking system;
− Weather strips are to be designed and installed to all sides of all external door leaves and frame to
ensure a weather tight outcome;
− All external doors are to swing out;

− Operable walls are not suitable;
− Roller shutters to be hand operated with wind clips and have external twin sliding pad bolts;
− All external doors to be fitted with effective pest exclusion devices to ensure exclusion of pests and
rodents from the premises; and
− Incorporate fire doors if they are applicable to the requirements of the building.
GLAZED WINDOWS AND DOORS
Typically all external and internal glazed windows and doors are to have a commercial grade Aluminium
Frame with Clear Anodised or Powdercoat Finish.
Ensure the following in the design and construction documentation for doors selections:
− All glazed doors are to be lockable with their own card access;
− Weather strips are to be designed and installed to all sides of all external door leaves and frame to
ensure a weather tight outcome;
− All external doors are to swing out;
− All windows are to be lockable with their own key with insect screens on the openable portion;
− All glazed windows and doors to be a double glazed system; and
− All external windows to be fitted with effective pest exclusion devices to ensure exclusion of pests and
rodents from the premises.
