ROOF
Roof Cladding
Ensure the following in the design and construction documentation for roof cladding material selections:
− 0.48 BMT profile metal roof sheet with a zincalume or light shade colorbond colour finish, with low solar
reflectivity to minimise urban heat gain; and
− roof accessories to match the finish of the profile metal roof sheet.
Gutters, Downpipes and Roof Accessories
Ensure the following in the design and construction documentation for downpipe and overflow material
selections:
− All downpipes and overflow pipes to be nominal 150 millimetres diameter round metal with gutter size to
suit. All downpipes and full height overflow pipes to finish 50 millimetres above and central to a grated
stormwater pit. The top of the grated stormwater pit is to be flush with the adjacent finished surface
level;
− All downpipes or full height overflow pipes to be constructed with or have a Circular Hollow Section
sleeve to fully surround the downpipe or overflow pipe. The galvanised mild steel Circular Hollow
Section shall begin 50 millimetres above the stormwater collection pit and have integral plate steel cleats
with galvanised finish fixed to the main buildings structure;
− Catch roof water to water tank where water tanks will be installed; and
− Box gutters are not suitable.
PAINT
Ensure the following in the design and construction documentation for paint and similar material
selections:
− Ensure all paint, adhesives and similar products specified are Low or No Volatile Organic Compound;
− Surface sealant applied to external areas of the building, such as to a concrete slab, is to be a clear
Penetrating UV Stabilised Sealant;
− Surface sealant applied to internal areas of the building, such as to a concrete slab, is to be a clear
Penetrating Sealant;
− The preferred paint system for doors is a very hard-wearing paint system that can be easily cleaned and
will protect the door for longer but is not easily painted over; and
− Ensure all Composite Wood Products have a low emission formaldehyde.
