Construction
Generally, the main structural and construction elements for a public building are to include:
− Concrete Floor Slab on Ground;
− Face Brickwork External Walls;
− Steel Framed or Brickwork Internal Walls;
− Structural Steel Framework with Galvanised Finish; and
− Profile Metal Roof Sheet.
What is not suitable in the design for construction elements in Public Buildings?
− Do not create ledges in any of the built elements where birds can sit. This includes structural steel
elements with flanges or similar that create locations where birds can rest.
− Box Gutters are not suitable.
FLOOR
Setdown the Main Concrete Slab within the defined area of a space to accommodate any fall across the
finished floor. Screed within the concrete slab setdown to set the falls for the finished floor.
EXTERNAL WALLS
Face brickwork walls are suitable for the construction of external walls. Brickwork walls may be
constructed full height to the underside of the roof sheet or at lower level to minimum 2,600 millimetres
above floor or main slab level in order to create a system for natural ventilation above.
It is suitable to design a natural ventilation system at high level from minimum 2,600 millimeters above
floor or main slab level. The high level framed wall is to be a steel framed wall system with perforated or
laser cut metal sheet directly fixed to the frame. The metal sheet is to have a galvanised, clear anodised
or powdercoat finish.
Ensure the following in the design and construction documentation for external walls:
− As the predominant soil type is clay, construct brickwork walls from the top of the concrete slab on
ground rather than from strip footings to reduce the risk of cracking;
− Top course of all brickwork walls is to be solid core;
− Lintel for openings in brickwork walls is to be a full height brickwork course;
− If there is no masonry lintel on the top of the opening, align the top of the door or window frame with the
top of the adjacent top course of brickwork;
− Ensure that a ledge is not created to the external face of the building at the connection between the
lower and higher level wall types;
− Ensure that structural support is incorporated in walls where fixtures, fittings and the like are designed
to be fixed;
− All walls to food premises are required to be of solid construction in accordance with AS4674 Design,
Construction and Fit-Out of Food Premises; and
− Western facades should be provided with external shade (trees or external fixtures) to minimise heat
gain and light coloured materials should also be used.
