Once we met with an interested party and sent our core 昀椀nancial
and strategic documents for review, we would send follow up
emails and updates through a curated newsletter every few
weeks to ensure we weren’t forgotten, that our partners and
interested stakeholders followed and understood our evolving
status, and that they felt engaged and invested in our process.
Choosing the Right Investment Model:
Attracting capital, whether through private investors or through
funds, is dif昀椀cult on any given day. Add to that, a hard market
off of a global pandemic and an unproven development track
record, and it is nearly impossible. It became clear that creating
a Real Estate Investment Trust (REIT) was our best path forward.
REITs are entities that invest in portfolios of underlying real estate
investments through limited partnerships which own, manage,
and operate income-generating real estate properties. Investors
can purchase units in a REIT, allowing them to own a portion
of the real estate portfolio without having to buy and manage
properties themselves. REITs are attractive to developers and
investors based on the following:
Access to capital:
Setting up a REIT allows you to access capital from a wider pool
of investors. By relying on certain prospectus exemptions under
Canadian securities laws, a REIT can raise signi昀椀cant amounts
of capital quickly, which can be used to purchase additional
properties or fund improvements to existing ones.
