Both the Rail and Bus Terminals will occupy approximately 4 acres of land which is
deemed adequate as development could comprise 2-3 levels of terminal space, thus
making it effectively an 8-12 acre site. Additional details regarding this development
will be provided to the preferred bidder by the authorized agencies upon completion of
internal planning and assessment activities.
Other features that are expected to be included as part of the development of the UTC,
are as follows:
Covered walkways 3 All buildings within the district must create an arcade over the
sidewalk to allow for uninterrupted covering.
Bicycle Lanes 3 Two-metre-wide lanes, which are to be adjacent to the buildings
throughout the district, must be reserved as bicycle lanes. These will also connect to
the cycling lanes along the main GBL Boulevard.
Mix Use Developments 3 All buildings within the district are to be designed as Mix Use
buildings, with a minimum of the ûrst two levels being dedicated to commercial activities,
and the remaining levels to be used for residential purposes.
Urban Park 3 the Open Space, OS13, is expected to be reserved as an urban park with the
following non-exhaustive list of features to be incorporated: large monument in center of the
park, stage area for concert/events, soft and hard landscaped area, kiosk outside for
vendors, and jogging trail.
Other design considerations 3 All the blocks within this district are to be designed with
similar characteristics. However, the architecture may vary to create some diversity. The
relevant blocks must be designed to allow for easy accessibility for the elderly and people
with disabilities. Priority must also be given, as part of the design consideration, to
non-motorized movement throughout the district as part of the design.
