Scheduled Preventative Maintenance
All preventative maintenance is tracked using the Building Engines software program. Although the individual tenants are
responsible for the maintenance of their space and the systems, the equipment is owned by the Landlord and as such, the
maintenance of the equipment needs to be monitored to ensure compliance with the proper maintenance schedule.

Site Monitoring
The engineer will ensure that the properties are kept clean and presentable for marketing. In addition, the engineer will work
with the Senior Manager to ensure that required maintenance is being performed at the properties and that the tenants are
adequately maintaining their mechanical and other specialty systems.

Building & Tenant Generated Service Issues
The engineer will oversee the operation of the physical asset, including repair and maintenance of the grounds, parking and
structural aspects of the properties. As required subject to the structure of the various leases, the Engineer will also coordinate
and oversee the resolution of the work being performed on behalf of such tenant to ensure the integrity of the property.
