Day to Day Operations
The Senior Manager will coordinate the overall effort to ensure the efficient and effective operation of the properties. This
includes landscaping and general property maintenance of the property. In addition, Cambridge coordinates all tenant
related issues, including move-in/out and maintenance.

Property Accounting
All financial aspects of the property and its operation will be accounted for utilizing the MRI Accounting System. In house
personnel will handle inputting and validation of all receipts as well as accounts payable invoices. Expense payments will
be subject to approved property budgets and made through the MRI Check system following validation of all expenses by
the Senior Manager, Controller and Chief Accounting Officer, and approval by Owner.

Rent Collection
The Senior Manager will coordinate and ensure collection of all amounts due from tenants including Base Rent, Additional
Rent, Taxes and Operating Expenses, as required under the leases.

Lease Administration
Property Management Accounting and Lease Administration will coordinate with the Property Manager to ensure
compliance with all terms and conditions of each lease.

Annual Budget Plan
The Property Manager will coordinate with the Leasing team, Engineering team and the Property Management Accounting
team to produce an annual budget and capital plan for the property. Part of the overall process will include receiving
multiple bids for each expense category to ensure that the property receives the best possible service for the lowest possible
price each year. Once approved by the Owner, the plan will be implemented by the entire team to ensure achievement
of the goals of the overall plan.

Reporting
The Property Manager will coordinate with the Leasing team and the Property Management Accounting team to produce
Monthly, Quarterly as well as Annual Year End reports which will detail the operational performance of the property. These
